COURTYARD

The CityView courtyard offers a peaceful place to enjoy some peaceful respite from a busy day. It is a great place to read, enjoy a picnic, or just sit and chat with other residents. A pair of gas grills and two gas fireplaces add to the functionality of the courtyard year-round. Generally accessible 24/7, the Courtyard may also be reserved for private parties. 

Use of the courtyard is conditional upon the following rules: 

  1. The courtyard shall be open during such hours of the day as the board may determine; provided however, that the courtyard may be closed for private parties and at such other times as may be decided by the board.
  2. All persons using the courtyard do so at their own risk. The Association is not responsible for any accident or injury in connection with the use of the courtyard or for any loss or damage to personal property.
  3. Persons using the courtyard agree not to hold the Association liable for any actions of whatever nature occurring at or in connection with such use.
  4. No person under the age of sixteen (16) shall be permitted to use the courtyard unless accompanied by an adult resident. Guests must be accompanied by a resident at all times. 
  5. Groups with more than five (5) non-residents may not use the courtyard without the advance consent of the management company.
  6. The number of persons using the courtyard at any one time may not exceed 100 persons.
  7. Unit owners are responsible for the conduct of their guests at all times and for the careful observance of all safety and sanitation precautions. 
  8. No boisterous or rough play shall be permitted in the courtyard.
  9. All persons are expected to maintain the cleanliness and tidiness of the courtyard.
  10. The courtyard may be used from time to time by the Association to hold meetings and other special functions.
  11. Unit owners may reserve the courtyard for private functions by submitting a Courtyard Reservation Request Form to the management company, agreeing to comply with all rules and regulations.
  12. Reservations will be granted on a first-come first-serve basis.
  13. A security deposit of $350 will be required to cover potential cleaning damages or losses that the Association may incur as a result of such use.
  14. If no cleaning fees, damage, or losses are assessed upon inspection, the security deposit will be returned to the owner/resident within 14 days.
  15. These rules and regulations have been established to protect the health, safety, security, comfort, and financial interests of our owners and all other residents. Noncompliance can result in fines and/or additional consequences.
