GARAGES


Accessible 24/7 using programmed garage gate openers, the CityView parking garages offer security and climate-controlled protection for vehicles owned by CityView residents. Convenient secure access from the garages to the elevator lobbies, provide additional personal protection from the weather. For reasons related to safety, security, pest control, and appearance, residents are discouraged from storing personal property in the garages.  Closets and storage rooms should be used for this purpose.  Approved exceptions and restrictions are described below.

  1. Allocated parking spaces in the garages are to be used for vehicles currently in use, not for long term storage of inoperable or poorly maintained vehicles.
  2. Vehicles may include automobiles, small trucks, motorcycles, scooters, bicycles, watercraft, or small utility trailers. Recreational items such as kayaks and paddle boards may also be stored in the garage subject to approval by the management company.
  3. Mobile homes, buses, recreational vehicles, and the like shall not be parked in the garage.
  4. Likewise, no vehicle shall be occupied for overnight usage.
  5. All vehicles shall be of appropriate height and width so as not to cause damage to the gate, ceiling, walls or supporting building pillars.
  6. Damage caused to the garage by a unit owner, their family, resident or guest will be the responsibility of the unit owner.
  7. Residents shall park only in parking spaces associated with their unit.
  8. Parked vehicles must fit entirely within the marked boundaries indicated on the garage floor striping and no part of the vehicle, including trailer hitches, may protrude into the common drive path.
  9. Unauthorized vehicles parked in a space belonging to a CityView owner may be subject to fines and wheel clamp (“booting”) or towing at the vehicle owner's expense.
  10. Owners are requested to use courtesy to others at all times with respect to vehicle horns.
  11. Free public parking on the surrounding city streets is provided on a first-come, first-serve basis for CityView guests or visitors.
  12. Parking in these public spaces is limited to 24 hours.  Ticketing and towing is enforced b y the City of Knoxville. 
  13. Allocated parking spaces and common areas in the parking garages must remain clean and free of loosely stored personal property for numerous reasons related to the health, safety, security, comfort, and investment of our residents.   
  14. Health (rodents, insects), safety (leaks, fires, explosions, tripping), security (theft, vandalism), comfort (clutter, eyesores), and investment (insurance & ordinance compliance, cleaning, maintenance).
  15. The following items may NOT be stored in the parking garages under any circumstances: flammable liquids, compressed gas and propane tanks, motor oil, acid, paint, fertilizers, hazardous or toxic waste, fireworks and explosives.
  16. Tarps and exposed storage of cardboard boxes, furniture, tools, equipment, appliances, etc. is prohibited.
  17. All allowable stored items must fit within an appropriately sized, completely enclosed, rodent proof storage unit of resin construction (not metal or wood), and must be pre-approved by the property manager by submitting a Garage Storage Request Form.
  18. Permitted storage units available at Amazon, Home Depot, and Lowes, include products manufactured by Keter, Rubbermaid, Suncast, and Craftsman.
  19. If a kayak or other recreational item is stored, approved hangers and installation must first be approved by the management company. 
  20. All hanging hardware must be similar in shape, color, and installation height.
  21. Smoking is absolutely prohibited in the garages.
  22. These rules and regulations have been established to protect the health, safety, security, comfort, and financial interests of our owners and all other residents. Noncompliance can result in fines and/or additional consequences.
